I received a notice yesterday that someone wants want to open a store business in my neighborhood and have the zoning changed from R to B1-1. I want to know how this would affect me the basics like property taxes and the area etc. Thanks

You might consider going to the next meeting concerning the zone change. This is a very important meeting that could have long reaching affects on your property value.

The application is to change the current zoning to where a business would be able to locate and build in your neighborhood.

This could affect you negatively or positively depending on what is scheduled to be built there and the restrictions or none restrictions placed on the business zoning.

If the zoning change would be a few blocks away it might benefit the value of your property as you would now have local markets and shops convenient to your home. On the other hand the wrong business cold be a hindrance to your to neighborhood and cause the prices of homes to fall.
\
I hope this has been of some benefit to you, good luck.

"FIGHT ON"

There is a fire department on my residential street. The entire street is residential. It is a typical neighborhood street. Now that the neighborhood has improved over the past several years I would like to begin a petition to have the fire dept relocated to another location. It makes no sense that a fire department in 2011 needs to be located in a residential neighborhood full of homes.

What are the steps required to accomplish this task?

To have property rezoned, you would have to speak with your locality’s zoning administrator. However, there are several problems with your "plan."

First, a fire department is not considered "commercial" property. Commercial property is typically used by businesses that make a profit.

Second, are you sure your neighbors agree with you? Many people do not mind living in close proximity to a fire department because it means they pay lower insurance premiums, since the fire department would be able to respond more quickly in the event of an emergency.

Third, even if the property is "rezoned," the fire department is already at that location and would likely be "grandfathered" by the laws/zoning that existed at the time it was established.

Fourth, a fire department cannot simply be "picked up and moved" from one location to another. The fire department would have to find a new location and pay to have a new firehouse built. Should the fire department (and the taxpayers) be forced to shoulder this cost?

Fifth, if the houses/neighborhood were built around the firehouse, and the firehouse was there first, why should they now have to move?

I live in a rural area and have two small children. Our whole neighborhood knows that one of the houses contains random Meth addicts, and sadly their kids. The police do go over there plenty, so I’m sure all of these people are on paper.

My question is, in the event you gather a neighborhood petition, is it possible to have people removed from a property?

I don’t know your local laws but I researched mine and we had laws that protected neighbors from each other. I had a neighbor that was dangerous to the rest of the neighborhood. They were renting or I would have pursued them directly. Instead I went after their landlord. I told him I would hold him accountable for the dangerous conditions they had created and the harm that it could cause my children. I was able to quote the law citation number to him as well as several dangerous conditions. I only had to repeat that to him twice. After the second time, I said I was done talking to him and was ready to talk action. the following month they were gone. They had lived there for over 10 years. The entire neighborhood was ready to throw a party. Oh and one of the laws I used was called, "public nuisance."

If they own the property, you may not find them so willing to cooperate with such a treat. But if they rent, it is public info on who owns the property. And the laws are usually made public at a local library or they can tell you how to locate that information. You can also research it online.

And you can call the police each and every time they fight. Each time is a new incident, each time they will be force to respond. Eventually they will get tired of dealing with the calls. If you can get other people to call besides you, and make it a joint community effort, the police with get the message. If you are the only one calling, they will think you are the only one that cares. They need to believe many people are concerned.

Best of luck.

We live a neighborhood with many children and people walking their dogs. He laid it out only on his property, but I have found several pieces of it in mine. I don’t know what the poison is, he only put up signs saying "Deadly chemicals". They are white powdery balls. The wind has picked up many of them and strewn them throughout the neighborhood. He refuses to remove it because he claims he has the right to kill anything that goes on his property. Is there anything I can do?

there are laws refereed to as chemical trespass, though your neighbor will not be able to get his hands on any legal "deadly chemicals" that would be placed on a lawn. So if he does have such a product he could be charged with environmental assault (same as dumping oil out to kill weeds). Contacting your states Dept Of Agriculture would be who you need to talk to.

Often we see on various websites for housing that while there are pictures of the homes and even virtual tours, we know nothing beyond that. Sure, there might be information listed about the schools around your area or even various establishments, but what about your neighborhood?
Let me know what you think.

No, I think that is a bad idea. What if you can’t get them a house in that area? They would feel like they are settling for something less.

Crime goes up. Noise goes up. Gangs of youth start destroying property. Drugs ( Illegal ) will be all over the neighborhood.
Thanks for the replies. The new people in my area steal, cause problems, sell drugs on the corner. Cut tires if you complain about their noise, Threaten to kill you if you call the police. Now all of us homeowners are wanting out but the people who run the city say we have to live with them. ( However, the politicians live in 600,000 dollar homes and won’t live near Sec 8 housing. )

The Section 8 people typically have no job, nothing to do, no responsibility, and supplement their income by liberating your stuff from your property, selling illegal substances and all their associates do the same thing. They have more children to increase their benefits. There is little emphasis on education or making a better life for the next generation, typically, those on welfare and in section 8 housing were raised in those conditions. There are some very deserving people receiving Section 8 housing, mind their business and live quietly. But the majority are leeches on the system.

I firmly believe that if you receive three convictions or three positive drug tests, you should be removed from section 8 and welfare rolls, permanently.
