I am going to make an offer on a home, how can I found out the value of the other homes in the neighborhood?

    If you are buying the home through a realtor, have the realtor get you comparables from that neighborhood. If you are buying through owner, get the legal description and go to the Register of Deeds in your county and ask them to find recorded deeds for that Section or Plat in the last 6 months to a year.

    You can also look at http://www.realtor.com for homes in that general price range to give you an idea what is listed for about that price and compare it to the one you want to buy.

    You can also go to the Treasurer’s office and look up the State Equalized Value of the home you want to purchase, and other homes in that neighborhood.

    An appraisal on the house might just save you a little time.

    If you are buying a home I would strongly urge you to consult with a realtor. Realtors are experts in their profession. In most cases you don’t even pay the commission if your doing the buying as the commission is paid by the seller. Ask the Realtor to supply you with comps for homes that you are thinking about buying. You would go to a dentist to have your tooth filled, a mechanic to have your car fixed….use a Realtor to buy a house!

    If your going to buy through a Realtor, make sure you have your own, you are working with….And trust me, you will pay for it….Because when you buy a house through a Realtor, that cost in already figured into the cost of the house….But I have bought homes without Realtors….It just a matter of doing research and looking at home prices in the neighborhood you are interested in….This is how you figure it….You determine what price homes are selling for per sq. foot…This is how agents do it……So if you have a home that is selling at $150,000 and its 1,500 sq ft, your price per square foot is $100 per sq ft….Once you determine what prices are in the location you are interested in, then you try to find one under that price, say $80 a sq ft….And you will know you are NOT overpaying….They are out there, you just have to be patient and look everyday at new listings….My agent sends me an email every morning from the MLS of all the new houses that have gone on the market for the previous day….This has been MOST helpful in finding homes….Best of luck…

    A real estate agent will be able to tell you what prices are going far in that area.You could look on the internet under For Sale by Owner and check out the prices in that location…….Its very easy to find out what house in certain area,s are selling for….iI recently put my home up for sale with a real estate,and I wasn,t sure what to ask for it,she gave me the price range that houses were going for in that area….You do understand also that regardless of what the houses are listes at the seller has a right to ask any price they choose huh?Most people that are selling their homes are asking more than they expect so they can come down,what they ask and what they will take are two different things……..Check out real estate on your computer,and pick that area and you will get a good ideamI have done that many times….The owners will probably take 10 -15 thousand dollars less than what they are asking,according to my real estate agent…good luck
