North Portland and St. Johns are both revitalized and growing in a good way. Could be good for investment purposes.
Otherwise, really established and dynamic are the Hawthorne and Belmont areas, and Multnomah Village area. Also, check out the area in NE around the Kennedy School, NE 32nd, I believe.
