21’st, 23rd and the Pearl are already very expensive. Hawthorne district, and the Alberta arts district are semi-expensive but are worth the money.

It depends on why you’re asking and what you consider priority.

North Portland and St. Johns are both revitalized and growing in a good way. Could be good for investment purposes.

Otherwise, really established and dynamic are the Hawthorne and Belmont areas, and Multnomah Village area. Also, check out the area in NE around the Kennedy School, NE 32nd, I believe.
